Villa reform in time for retirement on the Costa Blanca.

The project

Site: Javea, located on the Costa Blanca between Denia and Moraira in the Alicante Province.

After many years as a holiday home this property needed to be reformed for our client’s retirement. The initial project was to refurbish the interior, pool terrace and add a utility room. However, as work began on the kitchen and 3 bathrooms, damp was discovered throughout the villa. The problem was a leaking roof where the rainwater had run into the wall cavity. Therefore, the walls and all the upper level terraces were repaired.

Once the remedial work was completed we could continue with the actual reforming of the property.


The original roof was removed and treated with a new impermeable screed then laid with new roof tiles. On the three upper terraces the tiles were removed, treated, waterproofed and retiled with new tiles. Repairs were done to the main walls then the entire property was painted in the original terracotta colour but in Reviquarz. Reviquarz is an homogeneous fine-grain mineral acrylic mortar for waterproofing façades and interiors. This provides a single‑coat mortar finish.

The entire pool terrace was replaced and once the drainaway levels were reset, the terrace was laid in Niwala stone. This natural stone this is cool underfoot, therefore, ideal as a pool surround especially for children. The remainder of the garden was cleared and laid with gravel.

A utility room was built to accommodate a new boiler, the new under floor heating system as well as the laundry. With the laundry removed from inside the house, the kitchen dining area could be redesigned into a spacious open plan area. Bespoke units in anthracite grey were built including an integrated drinks fridge and wine cooler. All new appliances were chosen by our client. The same colour was used on all the interior doors and wardrobes. To contrast with the anthracite grey, white Metro tiling was used in both the kitchen and all three bathrooms with different layouts offering subtle variations.
A pale grey wood floor was laid throughout providing a fresh contrast to the anthracite carpentry.
